Purchased in 2005 as a 145-room, circa 1972, Super 8 Hotel, Core demolished the existing structure and obtained a franchise to rebrand and rebuild the property as a Hilton Garden Inn. Despite a low producing submarket, Core believed the location was gentrifying and developed a construction budget, which included securing an easement for better visibility and access to the hotel.

The new Hilton Garden Inn was completed on time and on budget and since opening in March 2007, has produced above the expected average daily rate and occupancy; by its second year of operation, it was recognized as a leader amongst the 440 Hilton Garden Inn locations nationwide. Investor distributions began in 2007 and have been paid steadily, with increases, over the course of the hotel’s operation.
